The Planning Board functions under the authority of the Municipal Land Use Law of New Jersey. It is authorized to: adopt and amend the Master Plan; hear and decide development applications involving subdivisions and site plan for permitted uses and conditional uses; make recommendations concerning the official map, zoning map, and zoning and land use regulations; grant variances under certain circumstances in connection with site plan and subdivision review. The Planning Board consists of 9 regular members and 2 alternate member. The Class IV members are residents appointed by the Mayor for 4-year terms, and the Township Committee representatives serve for one-year terms. The current membership of the Planning Board is:

Planning Board Administrator: Cynthia Phillips 973-267-8000 x147 The Planning Board conducts public hearings on all development applications, at which applicants present testimony and evidence to explain the proposal or request and members of the public are permitted to ask questions, present testimony and evidence and express opinions concerning the application. Public hearing notices are published and sent to the owners of property within 200 feet of the applicant's property. The Planning Board also conducts public hearings on proposed Master Plan Amendments, and other matters are discussed at public meetings. Public input is permitted and solicited by the Planning Board. Note: Planning Board meetings for 2008 are the 4th Monday of the month at 7:30 in the meeting room at the Township Municipal Building. Contact with Board Members regarding any development application is strictly limited to public comments at public meetings, since the Planning Board is required to base its decision solely on the testimony and evidence presented during the public hearing.
